Development Overview

Set in a community in North Miami that is poised to become South Florida’s next iconic neighborhood, SoLē Mia is a joint-venture development created by Turnberry Associates and LeFrak. Sprawling across 183 acres, this master planned community will rise just south of Aventura at 15045 Biscayne Boulevard on the largest remaining parcel of undeveloped land in South Florida east of the Boulevard. The development will feature a diverse landscape of residential and commercial complexes, intertwined with 37 acres of parks and recreation space and two swimmable 10-acre crystal lagoons. The center of the community, SoLē Mia Mainstreet, will be ideally situated at the crossroads between Miami and Fort Lauderdale. This pedestrian friendly, lifestyle shopping center will feature popular retailers, high-end cinema with table service for patrons, a gourmet grocery and Warren Henry Group dealership.

Local Preference

SoLē Mia is committed to ensuring that at least 10% of the estimated 14,000 short- and long-term jobs are filled by City of North Miami residents, but is targeting to employ City of North Miami Residents to fill at least 25% of the jobs. Additional jobs and training opportunities are open and will increase as the project moves forward, so it is important to register with the Local Preference Office (LPO) in advance in order to be contacted and placed when opportunities become available.

In order to qualify for Local Preference you must:

  1. Be a resident of the City of North Miami; or

  2. Have a business physically located within the City of North Miami that is current in its payment of business taxes to the City; or

  3. Have a business that employs residents from the City of North Miami whose quantity equals or exceeds ten percent (10%) of the total number of employees; or

  4. Have a business that has agreed to subcontract not less than ten percent (10%) of the total value of the contract in question to a business whose offices are physically located within the City of North Miami that is current in its payment of business taxes to the City; or

  5. Have a business situated within Miami-Dade, Broward or Palm Beach Counties whose owner or principal also maintains an ownership interest in residential property within the City of North Miami, which is designated as homestead property by the Miami-Dade County Office of the Property Appraiser.

Project Updates

SoLē Mia is destined to become South Florida’s next iconic community and Oleta Partners is pleased to announce the following regarding the project's local preference initiatives.

For the quarter that ended on 2016, approximately thirty-two (32%) percent of the total workforce at SoLē Mia was comprised of North Miami residents, exceeding three times the mandatory amount.

Since the inception of the Project through September 30, 2016, forty-five percent (45%) of total hard construction costs were expended by “local businesses”.
